            <title>Considering a Loan Modification? Don't get Scammed!</title>

Many families are dealing with a cut back on their family income, and it can be comprimising being able to make the mortgage payments. Loan modification is an adjustment to the original terms agreed upon with the bank. Three things can be adjusted; interest, amount owed, and length of the loan.

These possible changes have a vast group of homeowners considering and checking into the loan modification advertisements, often seen on Yahoo, Bing and Google. The Office of the Special Insepector General for the Troubled Asset Relief Program, SIGTARP, has shut down mortgage modification scams where the advertiser promises to lower the homeowners' mortgage for a fee. The victims are promised that the Troubled Asset Relief Program called HARP will be used. The fee is paid but no loan modification is produced. The biggest sign is when someone tells them to stop all contact with their lender, and stop making payments.

&nbsp;&quot;SIGTARP's work in cutting off these internet advertisements will immediately and dramatically decrease the scope and scale of these scams by limiting their ability to seek out and victimize struggling homeowners&quot; said Christy Romero, Deputy Special Inspector General for SIGTARP. &quot;SIGTARP will investigate and hold accountable criminals who defraud homeowners in connection with HARP, while doing everything we can to stop homeowners from becoming victims in the first place.&quot;

If you, or someone you know, are considering a loan modification, the safest path is to do this directly through their lender or mortgage servicer. In addition, there are HUD approved house counselors who are available at 1-888-995-HOPE (4673) or http://www.makinghomeaffordable.gov/pages/default.aspx.

Remember people, if is sounds too good to be true it probably is, keep your eyes open during these turbulent times.

Mens Journal magazine recently voted The old southwest part of Reno as one of the coolest neighborhoods in America.             <title>Downtown Reno moving forward</title>

Despite the bad economy there are about six construction sites still plugging along in downtown Reno. Baseball is the driving force with the Triple A Reno Aces set to open their season next April in their new downtown stadium expected to bring approximately 5,000 people to the area. There will also be an entertainment district including shops and restaurants.&nbsp; There will also&nbsp;be a renovation of the historic Freight house that will be converted to a restaurant. The Hyatt hotel chain will be opening a 6 story hotel just one block from the river.

The West Street market is set to open on December 6 and will include 17 shops and restaurants in another historic district of brick buildings on the river. I recently hosted the Dickson Realty Real Estate today show from a penthouse at the Palladio right on the river downtown. I was absolutely amazed at the lifestyle that is being created in downtown Reno and the number of people that it is attracting. Baby boomers are tired of the maintenance and want to be able to walk to restaurants, movies, baseball games etc.., and on top of that you have spectacular views of the river and the mountains from Mt. Rose to Peavine mountain.

I do&nbsp;feel this forward thinking by the redevelopment agency to have this entirely new infrastructure in place by the time the econonmy does turn around will pay huge dividends in the years to come. Right now it is all about jobs and these mulitple projects will help fuel the Reno economy in a positive direction.

I am envisioning an entertaiment corridor extending from the whiter water park to the baseball stadium and then north to the University and then there are plans by developer Nick Pavich to develop about a 6 block area just south of the I 80 corridor. I will keep you posted on that as we learn more on it.

Thats right! They owe more that their homes are worth. A good chunk of that is attributed to Las Vegas and their declining values, but in spite of that it is a very troubling statistic. The average &ldquo;Joe the homeowner&rdquo; is teetering on the edge, if they get transferred or lose their job what are the choices if they do not have the money to pay the difference in what they owe and what they could sell for. Nationwide the statistic is 20% of all homeowners owe more than their homes are worth. 
&nbsp; 
There is some good news! &nbsp;The number of trustee sales and notice of defaults are down from August to September this year, which hopefully will mean the steady flow of foreclosures coming on the market is starting to decline.
&nbsp;My gut feeling for the next 12 months is prices will still continue to slide due to the foreclosures on the market and the need for them to be absorbed into the market. Like it or not, they are your comparable sales when trying to sell a home in this market ]]> </description>
